What expat buyers ask us most

Do I need a visa to buy property in Spain?

No visa is needed to purchase. However, if you want to live in Spain for more than 90 days in any 180-day period, you will need a residency permit. EU citizens (Dutch, German, Belgian) register directly as EU residents. Non-EU buyers (British, Canadian, American) typically apply for the Non-Lucrative Visa or Digital Nomad Visa. We can advise on which route applies to you.

What does buying property in Spain cost on top of the purchase price?

Budget 10-13% above the purchase price for taxes and fees on a resale property in the Valencian Community: 10% transfer tax (ITP), approximately 0.5-1% notary and Land Registry fees, and 1-1.5% legal fees. New build properties pay IVA (VAT) at 10% instead of ITP, plus 1.5% stamp duty.

Can I get a Spanish mortgage as a foreign buyer?

Yes. Spanish banks offer mortgages to non-resident buyers at 60-70% loan-to-value — meaning a 30-40% deposit is required alongside the buying costs. A full income and asset documentation package from your home country is needed. We can refer you to mortgage brokers who specialise in non-resident cases.

How long does the purchase process take?

For a straightforward resale purchase: 6-12 weeks from agreeing a price to signing at the notary. This includes NIE acquisition, due diligence, and notary scheduling. If a mortgage is involved, add 4-6 weeks for bank approval and valuation.
